Athletic Club of Bend up for sale, for $22.5 million

The Athletic Club of Bend is being offered for sale by the facility’s developers and operators for $22.5 million, with 12 acres of developable adjacent land up for sale for another $14.37 million.

The sellers said they’d prefer selling both the facility and the undeveloped land together, for a combined $36.87 million.

The sale is outlined in an offering memorandum by Compass Commercial Real Estate Services in Bend and Century Pacific of Seattle.

The athletic club, at the southeast corner of Century Drive and Reed Market Road, opened in 1991 amd has 2,400 memberships and 5,400 members, according to the memorandum, which lists an average net operating income of more than $1.5 million. The furnishings, fixtures and equipment are included in the sale.

The nearly 130,000-square-foot facility sits on 10.87 acres and includes indoor and outdoor fitness facilities, including seven indoor tennis courts, an indoor running track and indoor and outdoor pools. Tenants include the Bistro 28 Restaurant and Therapeutic Associates Physical Therapy.

The development parcels, zoned Limited Commercial, are about 12 acres, which the offering said will only be sold as a whole, at $14,375,000.
