Six-story mixed-use project planned on Bend Westside

Plans for a six-story mixed-use development where Ray’s Food Place once stood on Bend’s Westside are moving forward.

Heavy snow collapsed the building’s roof two winters ago. After the collapse, crews originally demolished parts of the building, to the point where it was structurally safe, and now work has started up again.

“It got approval from planning through the city of Bend within the last week, and now the demo is happening today,” project architect Jim Landin said Tuesday. “It started yesterday, I believe. Then we’re probably going in for permits later this summer,”

According to city documents, the proposal includes a six-story, 191,064 square-foot mixed-use building, “with ground floor commercial and 203 residential units, three food cart pads, open space and community amenities with related site improvements. The proposal includes phasing for a future commercial building pad site.”

Landin said the large scale and mix of residential and commercial elements will make it unique for the area.

“This is going to be the first one in Bend of this scale,” he said. ” We’ve done other apartment complexes and mixed-use project in Bend, but this is probably going to be one of the bigger ones that will happen.”

Landin said the project is still very fluid, and plans will probably change as it moves along and a budget is established. He said people involved are hoping to get started on construction by the end of the year, but recognizes that might not happen. He estimates once construction starts, it will take about 14 months to complete.
