Bend-area median home price rose 9.4 percent in 2018
The Bend area’s median home sales price rose more than 9 percent in 2018, to $432,000, though that year-end figure was $17,000 below June’s peak price and fairly stable through the last quarter of the year, an analyst said Saturday.
Beacon Appraisal Group’s Donnie Montagner said the sales inventory in Bend was at slightly less than two months’ supply, based on a review of MLS listings.
The number of single-family home sales slowed to 160 in December, compared to the June peak of 261 sales, but the days on market for sold properties also dropped in the last month of the year, to 96 days. Building permits issued for single-family homes rose to 63.
The Redmond area’s median home price dropped a bit as well, down $5,000 to $300,000 in December but up from the year-ago figure of $279,000. Sales dropped to 63 and days on market for sold properties rose to 105 days. There were 44 building permits issued, down a bit from November.
In smaller markets, the Sisters area median home price rose to a record $450,000, but dropped a bit in Sunriver, to $475,000. The median rose to $270,000 in La Pine and to $224,000 in Jefferson County-Crooked River Ranch. Crook County’s median price edged upward, to $235,000.
