Bend’s August home sales prices cool a bit

August was hotter and drier than normal in Bend and fairly smoky from wildfires, but things also kept cooling down a bit in terms of home prices from the record peak seen in June, the Beacon Appraisal Group said in its monthly report issued Sunday evening.

The Redmond-based appraisal group said Bend’s median home price “has been stabilizing since the peak in June, which was $449,000.” It dropped to $437,000 in July and now $431,000 in August, though still making for a record summer.

There were 260 home sales recorded in August in Bend, up from 233 in July and just one fewer than was registered in June. The median of days on market grew a bit, to 73 days, while the median sales price per square foot dropped $4 to $225.

Bend’s home building permits have been in an up-and-down pattern in recent months, rising to 72 in August, while there was a three-month inventory on hand, up from two months for the past several months..

Redmond’s median home sale price reached a new record of $307,000 in August, up $7,000 from July and clipping the previous record of $306,000 seen in July of last year. There were 103 home sales in Redmond, a record and well above the 85 seen in July. Redmond also has a three-month inventory of homes for sale.

The figures are from MLS listings for single-family homes and don’t include condominiums, townhomes, manufactured homes and acreage.
